Moving out of a rental property requires preparation to help ensure a smooth transition and the return of your security deposit
. Here is a comprehensive checklist for vacating a rental property.
Before move-out day
Take photos and videos. Document the current condition of the property before you start packing. Pay attention to the floors, walls, appliances, and fixtures. This evidence can help resolve disputes over security deposits.
Schedule a pre-move-out inspection. Coordinate a preliminary walk-through with your landlord. This gives them a chance to point out any issues so you can fix them before the final inspection.
Gather all keys and remotes. Collect all keys, fobs, and garage door openers issued at the start of your tenancy.
Plan for utilities. Notify utility companies (electricity, gas, water, and internet) of your move-out date—schedule for service to be turned off the day after you leave.
Submit a forwarding address. Provide your new address to your landlord so they can mail your security deposit and any necessary documents.
Clean and repair. Start cleaning and making minor repairs. Spreading out these tasks can prevent a last-minute rush.

General
Remove all trash, recycling, and personal belongings.
Wipe down all light switches, outlets, doors, and baseboards.
Clean all light fixtures and replace any burned-out bulbs.
Clean windows, including sills and tracks.
Clean all floors by sweeping, vacuuming, and mopping.
Kitchen
Clean the inside and outside of the refrigerator and freezer. Don't forget the coils and the space underneath.
Thoroughly clean the stove, oven, range hood, and filter.
Wipe down the inside and outside of the dishwasher.
Clean the interior and exterior of all cabinets and drawers.
Wipe down countertops and the backsplash.
Sanitize the sink and clean the garbage disposal.
Bathrooms
Scrub the toilet, bathtub, shower, and sink.
Clean the vanity and wipe down the inside of drawers and cabinets.
Clean mirrors and polish chrome fixtures.
Wipe down walls and ceilings to remove any mildew.
Clean the exhaust fan.
Maintenance and repairs checklist
Address damages. Repair any damages beyond "normal wear and tear" to avoid deductions from your security deposit.
Fill nail holes. Spackle and paint over any nail or screw holes in the walls.
Paint walls. Repaint walls to their original colour if you painted them during your tenancy.
Address floors. Remove any stains from floors. If required by your lease, hire a professional carpet cleaner and save the receipt.
Clear drains. Make sure all sink and tub drains are free of clogs.
Maintain the yard. Mow the lawn, trim hedges, and weed gardens if it was your responsibility.
On move-out day
Final walkthrough. Perform the final inspection with your landlord. Use your photo and video documentation as a reference.
Hand over keys. Return all keys, fobs, and remotes directly to your landlord.
Settle accounts. Pay any final outstanding fees or rent.
Keep records. Ensure you and your landlord sign a final inspection checklist and keep a copy for your records. This is your proof that you have fulfilled your obligations.
