Furnace is one of the very expensive equipment in the house that you are renting. These are some basic responsibilities that will ensure that the furnace stays strong and provides you with the comfort that you are expecting.
Tenant Responsibilities (Simple Maintenance):
Regular Filter Changes:
This is the most crucial tenant responsibility.
Check the furnace filter monthly, especially during peak heating season.
Replace the filter every 1-3 months, or as recommended by the filter manufacturer.
Ensure the tenant knows the correct filter size and type.
Provide instruction on how to locate and change the filter.
Clearance Around the Furnace:
Ensure the area around the furnace is clear of obstructions.
No flammable materials should be stored near the furnace.
Keep air vents and registers clear of furniture, curtains, or other blockages.
Visual Inspection:
Encourage tenants to visually inspect the furnace area for any unusual signs, such as:
Strange noises.
Unusual smells.
Visible damage.
Water leaks.
Thermostat Check:
Ensure the thermostat is functioning correctly.
Check that the thermostat settings are appropriate.
If a smart thermostat is installed, check for proper connectivity and functionality.
Carbon Monoxide Alarms:
Test carbon monoxide (CO) alarms regularly (as per the alarm manufacturer's instructions).
Inform the tenant of the importance of CO alarms and their proper function.
ensure that the CO detectors have fresh batteries.
