Tips and considerations when you end the lease

As a tenant, we understand that you might want to end the lease once the fixed contract is over and you are on a month-to-month setup.

We would need a Form N9 from you and a 60 day notice. Please review this blog for improper notices.

Once we get the notice to vacate, we would do the following

  • Move-out date - Work with you to confirm the exact move out date based on the 60 day calculation. In rare circumstances, we might want to work with you and the owner to reduce it by a few days to coincide with the month end, however, this solely depends on the owner agreeing.

  • Cleaning expectations - We expect the unit to be professionally cleaned before you leave. We expect to get the unit back in the same condition save for normal wear and tear. We would expect to see an invoice from the cleaning agency that you tasked to clean the unit.

  • Pre-move-out inspection—15-30 days before your move-out date, we or the owners will conduct a move-out inspection to note any deficiencies. We will also bring any damage or cleaning issues to your attention. We will take pictures for documentation. If there are any personal items that you would not like to be included, please move them prior to the inspection.

    • We would expect any deficiencies to be rectified before you move out.

    • If the deficiencies are not taken care of, then the cost of the same would be invoiced to you or may be adjusted from your security deposit.

  • Preparation for the new tenant - We will put the unit on the market in a few days of your giving us a notice. You are expected to be considerate of the showings for the unit for new tenants. We or our real estate agent will give you a notice of 24 hours, and we will decide on the time with you for the showings

  • Final Move-out-inspection and Keys Return - A final move-out inspection will be done once you have moved out all your belongings and returned the key. Any deficiencies will be brought to your attention either in person, if you accompany us for the final inspection or in an email. The key deposit will be returned immediately if all the keys are in order. The balance security deposit, if any, minus the cost of deficiencies will be refunded within 15 business days.
